If you want to dominate your competition actually pick up when folks call you.

We should have spent more time defining roles, and allowing for those roles to be updated/changed if needed based on the changing needs of the project.

Real Estate Investment Group = The pooling of money to invest in real estate.Sounds like you are trying to start a fund.If this is the case, you should mention that your role would be and what you expect others to contribute(Money, time, Expertise).In my opinion, I don't think anyone who never invested in real estate should start a Real Estate Investment Group.

There role is to be your advocate through the process and ensure your contractor is offering sound bids and providing good work.Now, it doesn't always work out that way, but generally, incentives are appropriately aligned and most 203k consultants do a great job.
