Just consolidate and pay down that student loan debt as quickly as possible.There are some limitations on the types of student loans that can be consolidated.

Also, i am looking for wholesalers that are able to show me with no money down, and/or no credit down type of wholesaling.

I hope you do find real estate investing to be for you just keep in mind it's not a get rich quick type of thing but I believe if you really want it man you can do it.

Generally, my clients will go in prior to the deal being complete to start a dialogue with the occupant and see whether they will either begin paying rent or accept some type of a cash for keys.

Not sure I can do a good forced appreciation MF deal, but I've got an opportunity on a stand alone NNN with a premier, national tenant and not sure since I've never really even screened this type of deal.
