It appears that even when I'm reviewing the pro formas for properties within a quarter mile of each other the cap rates are very different (up to 2% difference at times).I'm trying to do some pre due diligence before I consider contacting the seller and ask for rent rolls etc. but it appears these brokers are just adjusting the Cap Rates to justify their asking price.Further for most of these properties I'm seeing when I calculate loan payments for the year with 25% down I'm not even close to cash flowing.Am I missing something?

Also, I was going to flip within the entity (with myself doing the deal acting as my own sellers agent) and form a separate LLC for any non-flip-related RE commissions on the side.

If your not getting them at a discount then why by all 5 from the bank.So I did a quick pro forma on purchasing all 5 units @ 30k each, rent of 600 each and used your taxes and insurance numbers, and this is what I get.There is $0 in rehab cost figured, but I'd buy this deal assuming the numbers are accurate.As you can see the Debt Service Ratio is 1.7, I look for a min of 1.20 Monthly net is $512 Again i am not familiar with Condo rules and BS but this would be a buy for me assuming location and desirability is there.

In addition, if the appraisal is really bad then contest it and find the comps that justify a higher valuation (I received an $80K adjustment on a really poor appraisal that we so easy to show was poor as the per unit cost on my poor appraisal was far lower than any other per unit comp)The pro forma has to take into account the conservative refi appraisals.
