The table didn't include the "organizational cost" or the management fee, but in the "Confidential Private Placement Memo (50 pages) : they listed it as  $35,000 and $15,000 respectively.

My current GC has quoted me roughly 10$ over his original price per sqft from when discussions first began.

I did extensive due diligence on it and would love to discuss!

That could be something else to consider He did pay the application fee and his credit is 791 with no late payments on record and no criminal background which is good.

They're probably trying to wholesale it and don't want to disclose to their end buyer they are offering no value for their assignment fee.
