They are a medical device, basically.I know it's a weird concept, but there you have it.However, if the animal misbehaves, you can kick the tenant out over it - they still have to follow the rules for cleaning up after pets, and if it causes damage, you can charge them for damage, if it barks incessantly, you can kick them out for noise, etc.But, you can't charge them any pet related fees, other than for actual damage after-the fact.

It makes me want to quit... because I don't have a good system and stuff is EVERYWHERE....Every month I take pictures of the rental checks on my phone or any check related to the property management and put it in albums for each according property....So where normal people have funny dog pics, I have a million checks on my phone.... and every month its a disaster scrolling through pics of checks, Let alone the NIGHTMARE of tech issues in sync'ing my devices and images getting passed around/deleted etc etc.....I'm sure no normal property manager does this.... what is the best system?

I have one door and my primary residence that I rent out the upstairs.In my rental over the last year I have had the following issues/calls:In the first week (when I think you will get the most calls from tenants):Toilet seat was wobbly (It was-very easy fix)Toilet seat wasn't flushing (plastic trip device broke. $10 fix)After that I had 2 calls over the course of the year:The AC unit wasn't draining properly and was leaking out into the house.

Another example of a reasonable accommodation would be if they are in a wheelchair and they need an assigned parking spot close to their apartment, or a bar installed in the bathroom to help them get in and out of the tub.So, you can't charge them anything for the service animal, because they are not a "pet" they are a medical device, basically.You do not have to accept an animal that would create a financial hardship - for instance if it was a pit bull and you would lose your insurance if you had a pitbull on the property.

@Mark Y.I am in currently in contract on similar deals, and I would tell you Its risky, the numbers are ok but for a 5 Unit you would have a hard time getting a commercial loan (You do not qualify for a Fannie Mae Freddie mac loan).Can you get seller Financing?
