In my primary city you have to have a permit, and they do inspections between tenants, if they see a new hot water heater they check to make sure you had a permit,,if you didn't its a big hassle.I have a great plumber I trust (note that "cheap" was NOT included in that description).

The realtor told me he would have to use the actual county records for the description, so of course I wanted this to be accurate for a buyer who was comparing homes.
