These are not investors buying, these are people like you and I who have normal jobs and are just looking for a place to call home.Salaries aside, you didn't even address any of the other issues that I mentioned also play into the cost of housing.

Next to supply and demand, I believe that lender scrutiny of appraised values is now the second largest consideration in what is driving values down in many areas.

You also have to remember if you invest in an area where there is growth/demand, then the cap rates tend to go down hence raising the value of your property.Can anyone else chime in on this?

With only a 200 per month to play with in terms of a loan, it's not likely that will get enough loan to pay cash for another property, but if you can increase your cash flow by another 200 bucks a month after all expenses, then perhaps taking on another mort payment would be worth it.

Now if you want to be fancy you can also get a desalination plant to pull water from the ocean, but those are still quite expensive, energy hogs, and not needed unless you have some serious water demands.
