I know here in FL I can get a used trailer delivered cheap ($6k delivered and setup). 

It currently has a tenant who is terrible but I have out it under contract saying I will not close unless property is delivered vacant.My main question is how to accurately gauge repairs needed.

Will they give me training if I were to go this route? 

We live 15-20 mins from SF and have bus/train stations close by.B.)

An RMLO only passes a test after a 20 hour class, no training at all in seller financed transactions or any finance matters at the level needed to wrap interest rates and unmatched amortizations.Stay away from Sub-2 as explained in podcast #70. 

Make as much as you can and still be able to deliver investor a great deal.

I truly believe that there is not one big ticket training program that apprentices and mentors you appropriately.

For me a $20 toilet plus a $20 innards kit plus my time to mess with finding and installing it costs more than a Lowes toilet that gets delivered with me sending an email.
