For the rehab process I would always recommend a fresh coat of paint and new carpet or laminate flooring that is inexpensive but durable.

I would wait on the owner to deliver vacant and if they can’t move on to another deal.

The residents at my 12-unit building are asking for a way for Amazon to get in the building to deliver packages. 

Do not, I repeat, do NOT promise something and then fail to deliver on your first deal. 

I know people who moved right out of our their shortage in 2010 or 2011 not having made a payment in 3-4 years in to a new home purchase  you know, a fresh start, a way to help people  they ended up ahead 100 thousand or more  But, that’s the difference right?

Glad to find another new doc so fresh in the journey :) Multifamily and student rentals are definitely are in my top interests as well.

They tend not to show as well as when they're vacant and all freshly painted and cleaned. 

A coffee maker/fresh towels at the beginning of a stay doesn't sound "substantial" to me, but then again, I'm not an IRS agent...
