They also mentioned at that time that one of my business neighbors, who has been scooping up properties and has deep pockets, expressed interest and said he's an open buyer.Yesterday, an appraiser showed up and did literally a 2 minute walk through of this simple one room  1,600 square ft space, (no equipment, just 4 walls and a restroom).

Obviously lenders make most of their money off specific deep relationships (bigger flippers) than one off deals, however you can also imagine if a single operator gets burned out or is showing signs of being behind or giving excuses for other jobs (bad contractors, other delays), that they may want to risk their exposure because probably ALL or almost all of the 7-10 projects go south.

I like to bury them approximately 12" deep and terminate them in a lawn box, which is essentially a pipe/bucket that sits underground with some holes in the bottom and/or sides that the water drains out of.
