Then it’s just a matter of having a decent bathroom to bedroom ratio.

You can't really appreciate it without the odor, but it's worth a shot.

But I think you just need to be careful with anyone you meet here and do your due diligence like you would with someone you met elsewhere.Andrew  there is a pretty decent amount of fraud goes on  here and other places. those that get taken just never post.. 

It might sound ridiculous to pay these people just to go look at a place, but until you have a decent size portfolio and a team you've used time and time again it might be the only way to get a deal done.

If you meet lots of people, focus on educating yourself and build the right systems, real estate is going to be a sure shot path to success.
