The $1500 operating expenses are things like taxes, insurance, management (even if you do it yourself), maintenance, advertising, office expenses, utilities (even if only during vacancies), legal fees, evictions, damage done by tenants in excess of the security deposit, etc, etc, etc.

Since then the property has been vacant as I attempt to find qualified next tenants.For tax purposes for 2008, I am assuming the vacant days will only effect the income side of the tax equation and the remainder (depreciation, other expenses) will be allowed as previous years even though the property was vacant for 7 months of the year.

Nc Mark,I have a friend that does data analysis for the prison system here in California.Recidivism rate is 80-90 % depending on who you ask.70k per inmate PLUS medical costs, (this information is a few years old) in a system where hepatitis.AIDS and TB are rampant.90 some percent of people in prison in California at least, are there for drug related crimes with the attendant drain on court systems, social services etc. tTe cost is staggering and has absolutely no effect on the use of drugs.The largest cash crop in California is green and smells like skunks but it is completely untaxed.
