We may have to sue a tenant that moved out for damages beyond the damage deposit.

Are you legally allowed to use the Security Deposit for anything other than damages, unpaid utilities and last month's rent (if they left without paying the last month's rent)?

Currently, the property has one central gas(forced hot air) furnace in the basement that heats the upstairs and downstairs apartments.

As long as major damage wasn't done by them after you purchased the property. 

The water heater was over the shower area and must of blown and did some water damage, so i will need to replace all that OR should i just rip out the shower all together.

My fear is if I ride this out a few months, even if things go back to normal somewhat, the economy is deeply damaged and values will likely fall

Like Alaska air lines been flying them 28 years and just about to million miler status and lifetime premier status :) so I sure hope they continue on .
