I currently use Baselane and it only allows a one time late fee.

I’m 18 years old and live in Longmont Colorado and am currently trying to learn as much as I can about real estate.

I am covered as far as my fix and flips/construction right now but they aren't willing to take on longer term loans currently.

Could anyone with more current experience, esp in San Diego area, jump in and help? 

Specially at this current interest rate.

As of now, one side is done and rented and we're currently working on the other with a projected done date of July.

Any new owner / investor would need to make these rate changes - compelling the current residence to  move elsewhere (somewhere more affordable).And this is why the residence are looking to make a Co-Opp.

Purchase price was 145k and after a 15k rehab the current estimate is about 220k.I’m currently remodeling my primary and once that is complete I will have about 250k in equity.My minimum goal for cash flow from my portfolio once I leave my job is 5k a month as I have a side job already in place.

If those are realistic numbers Im still not sure Id do a deal for $30k in the current market.
