In general though not as expensive as downtownWhat makes it work, (not) feasible: So as a househack, the only way this makes sense (lowering my rental outflow) is if I don’t budget for repairs, vacancy, maintenance, or property management, which saves me roughly 323 a month, which puts me at a loss of 500 a month, which is an awful thing to not account for so I would prefer not to have that be the only way this property works out.

Keep looking for something with more meat on the deal. 

I don't yet think its time call them out publicly as it might just be the team member I am dealing with just doesn't want to take time out of the office to hang out with me at the job site. 

If you have any that are manufacturing, cooking, etc. that present a higher hazard at the new building that may impact it4.

Looking in suburbs (Ideally DuPage but open) or city areas of Rodgers, Logan, Jeff Park, but I’m leery of city Cook County.

She and her team handled the screening, showings, negotiations over little things (dog, smoking, contract length to end at an advantageous month, made the tenants get their own content insurance as a provision, etc), and they communicated it all with me at each step so I could add my input. 

It is currently in a checking account and I think it will take me at least 1 year to get the rest saved.

Your tenant can still safely watch TV, cook dinner, use the toilet, brush their teeth, sleep, etc.

There may not be enough meat on this deal.
