If they're not able to close themselves, then they definitely need to tell the seller that.If I have no intention of closing a deal myself I tell the seller that and enter a non-exclusive option contract with them so they can continue to market the house themselves.

Plenty of companies out there right now reaching and assuming our market will continue it's upward projection until they sell.

Perhaps run the numbers and see how soon you could reach your goal of quitting your job if you continued with the plan of paying down the mortgages and increasing cashflow.

We begun our search for multifamily and even got preapproved for a conventional mortgage loan in the 500s with 20% down, but as we continue to evaluate many of these properties and their cash flow, it seems like a high cost of entry, ownership with a low return/cash flow.

The property is currently occupied and will continue to be after we purchase.

I remember a lesson from my good friend while playing my favorite strategy game "Go" years ago.
