Investing in Rental with Hard Money

Looking to buy a condo rental property. The property is currently occupied and will continue to be after we purchase. We currently own and manage 3 other rentals but out debt to income is high so conventional/bank loans are not currently an option for us. What is the best place or way to buy a low cost rental with little to no money down?
