I suspect there might be a non-owner occupant investor / flipper waiting in the wings with cash, for some amount considerably less than what I'm willing to pay with financing, and they're just willing to work with me because my offer is considerably higher.Because they were, in my humble opinion, really freakin' ballsy about trying to remove the financing and appraisal contingencies, my knee-jerk is to counter with my original terms but for less (like $177 or 182k).

He was having a difficult time appraising it based on what's in the area as well as the condition, and ultimately he ended up asking about what it was renting for as it would be taken into consideration.

That would allow considerable flexibilty for an ordinary owner or small investor (who could theoretically bounce back and forth between two 3-unit "single family" homes) but would not allow for large scale investment to compete with normal-ish people wanting to purchase a detached home. 2 out of 5 years is also how long you have to occupy a home to get the capital gains exemption on sale IIRC.

Here is my reasoning why, and I would love to understand yours.1 property valued at $100k that I own outright gets rented out for $1200 and I get $1000 in monthly cash flow after expenses.4 properties valued at $100k get rented out for $1200 and I get $250 in monthly cash flow after expenses after leaving $25k into each of them for the down payment.Lets say either they were all rehabbed recently so we don't have to take into consideration any major repairs over the next 5 years.

With the TENANT-BUYER:- if I am assigning my rights to LO from seller, and collect a non-refundable option consideration, how do I market that "the option consideration will go towards the purchase price" since I won't be around at that time?
