If my client wants to sell to an owner occupant, usually brings more competition and a higher price, then I ask them to give notice and we’ll list once they’re out as we cannot have tenant holding over and ruining the closing.

I've closed 3, so definitely not the most experienced on the Commercial Side, but in my experience a lot of these Commercial Lenders want to see a Personal Financial Statement.

Last week I helped a client close on a property just like that in Placer County.

I wanted to self manage, and hence was thinking of focusing on the areas close to where we live.

I'd leave the trees, especially since they are not close to the house.

So for a property around 200k 20% down, right off the bat, there is a 5k+ loan discount fee, plus all other fees, that pushes the closing close to almost 10k.

Last house I closed on was Sept last year - I let it sit and started working on it in March.
