Investment Info:

Single-family residence buy & hold investment in Latrobe.

Purchase price: $30,000
Cash invested: $10,000

Rent to own deal. Using private money to pay off the deed then looking into equity loans to rehab and purchase other properties. I plan to use this home as a long term rental.
Update: Closed on 4/16/25

What made you interested in investing in this type of deal?

Simple starter deal.

How did you find this deal and how did you negotiate it?

I was renting this home then approached the owner and asked if they'd be interested in selling.

How did you finance this deal?

. Sale price was $30K. I used $16K of my own money and borrowed $14K from a private lender to purchase the note.

How did you add value to the deal?

Minor cosmetic upgrades inside and outside. New paint, flooring, trim.

What was the outcome?

Still in progress.
