The carpet is so stain resistant that a Sharpie permanent marker cannot stain it; also bleach will not damage it.We also use stain guard pad with the carpet that will not allow liquids, and pet urine to penetrate into the pad or flooring below.When tenants moved out, we require them to have the carpets professionally cleaned.

I see an effort to clean it up in the first post, but that actually makes it worse, making the headline appear to be nothing but a disingenuous  and feeble attempt to get attention.

If I sell, I take back the financing.Because units are ugly and rents are low, when I clean and fix and raise the rents about 50% over 2 years (remember rents are under market at beginning).....I just about double the price of the property.I don't suggest you buy out of stateI manage my tenants by mail.

i have been in baton rouge for the last 10 days helping friends gut there house and i can tell you that people ARE working on there houses. i road past about 200 houses in the neighborhood i am working in and only saw 1 house not being cleaned out so the people are back. also F.E.M.A. is helping where people had no flood coverage .

IIf you don't have time/don't want to clean rooms though, you might want to strongly consider just getting roommates.
