If you do go the roommate way ipayrentez.com will allow you to have each individual roommate pay you separately via mobile device or computer but you don't have to accept any rent payments until all the rent is paid and when all the rents paid then you hit accept.

I'd suggest just going there and chatting - talking to and meeting people is what they want to do.Expect to be taken with a grain of salt if you don't have experience, but you'll be setup so when you've got something under contract and call, you can at least say, "I talked to you at such and such event and have a project in hand... thought I'd give you a call to see if you're interested."
