My husband is looking to get certified as a home inspector with the idea that this would allow us to put cash offers on houses with no contingencies.

Seller financing is highly profitable as long as the buyer stays paying that high interest loan amount, but the natural way of things is that they will try to refinance with a bank as soon as they can which eliminates the rest of your profits.

I am doing LVP in the kitchens and hallways (natural wood look in darker tone), white kitchen cabinets with stainless appliances, and have painted Agreeable Gray SW throughout.

Do you know if there is any legality regarding knowing someone who has a section 8 voucher, looking for a new residence, certifying your property for section 8 use, and making them your tenant?   

@Lisa Mauritis HEllo,I know a good Real Estate Attorney, in fact he is one of the 16th Real Estate board certified Specialists attorneys Here in florida, and he is the one that closes in  all of our Companies transaction (just with us 900, last year) he is really good.

I have some cash left, but naturally would rather keep as much of it as possible for the eventual repairs/upgrades that will be required.

The occupancy rules for an IRRRL state you need only certify that you previously occupied it. 

It's natural, awesome stuff to kill pests and isn't toxic.

If you live more that 25 miles outside the city you need to have either a registered Property Manager or a certified rental agent that is local to the property for the office to work with.
