We're still meeting virtually (via Google Meet) and we have investors and experts join us from all over the Pacific NW, California, Colorado, so our discussions are broad enough that they'll apply to Southern Oregon as well. 

You don't have to be an expert, but you do have to know what big ticket items to look for when walking property.

I only stop it if it's prior to the court hearing and if the tenant pays everything in full with certified funds.

i strongly recommend property management - unless for some reason you have the time to do it yourself - and even then they are experts at things you'd have to go through a learning curve on.

Hell, I argue with appraisers ALL the time on values and they are supposed to be the experts.  

I sent her a certified and non-certified letter requesting the two months worth of late fees totaling $60.
