Best advice is to just scroll though Home Depot website and get an idea for the cost of things like flooring and drywall per foot and then do the same thing with cabinets

Pre Fab countertops are great for a kitchen where there are no special cabinets or weird measurements, just a basic straight run of cabinets.

Good to walk through with tenant, if X happens (pipe bursts, no heat, safety issue) call immediately 24/7/365, if your cabinet door is not closing properly don't call at 3 am.

The home was remodeled but I did replace the kitchen just because I own a cabinet business so why not so I have about 45k into it after theHvac went out twice but it is a very clean park in a nice city with the best school districts and where houses start at 300k so I was able to rent it for 1450 a month the lot rent and water/trash is 578 so I'm cash flowing a little more than 800 a month.
