Keep in mind, the downside to this if you are self-managing is having neighbors constantly bothering you about minor things and honey-do's that they want. 

So I wouldn't be bothered to put it towards that.

If they don't care, why bother compensating them or putting them up in a hotel?

The painting overspray is really bothering me, who the heck does that.

@Shawn Underwood First, don't bother asking for their receipt for the supposed cleaner.

My property manager started to offer it to all her new clients, she has signed 80% of the new coming calls. her conversion rate before was 20%- 30% I have no idea to know how accurate are these number but I think you can test it yourself. like I started the first post here - sometimes people are so used to a specific system they don't bother to stick their heads out to see if there is something better to at least try out. 

He never did pay for the car (it was a cheap island beater, that didn't bother me much, it was better that he was finally gone) and the great part about that was about 4 months later I get a call from a debt collector asking for a significant amount of money due to an accident the vehicle was involved in without insurance or valid registration (he never got the title transferred!).

he bigger problem though is  they never bothered to call me in the first place.  

It's a tax headache, but like anything, once you have a system you're comfortable with you don't bet bothered by the minutia.
