In regards to buying liens on properties I have bought properties with IRS liens on it and the borrower is underwater - you send the IRS the form and they allow the property to be sold. 

The company borrowers money from other partners LLC at 4% for 30 year loan with a ballon at 7th year.

Realquest is a good choice if you don't have MLS access.

This loan allows you to borrow a construction budget and even will allow you to borrow 6 mos of the loan's payments if the dwelling is not livable at the time of purchase. 

Your 401k can be converted into self-directed retirement plan giving you the control over the investment choices.

The old rule of thumb was that a prospective borrower could get a mortgage of about three times (2.8-3.6) times gross household income at interest rates in the 6-8% range.

If flying over is not an option for you,, I think you have no choice but to wait the 6 months out and get yourself ready with all the peripherals - solidify your plan of action and market,  reach out to potential partners and suppliers, research financing options, insurance, management etc etc- so when you do finally get there- you can hit the ground running.The other option that I am now  getting more involved in slowly - is online  crowdfunding - A lot less hands on- but far more doable long distance.All the best

I had a quote of 2.64% for a 4 year term on my principal residence in Canada just today.The US starts around 4% but then you have to add 30 to 40% for the exchange if I use Canadian money for the payments.So, ideally I need to borrow as much as possible for my deals and pay it off as the dollar improves. 

They have Provident Trust that is the custodian if I want to borrow from my own SOLOk but I have the money in a checking account and just write a check for rental properties when I find the ones I want to buy for cash.
