You also need to understand settlements, you use different settlements not so much to hide some assignment fee, but the best transaction in keeping with your risk exposure being in title or stepping aside allowing the seller to sell to the end buyer.

Consider adding a bonus $ if all work completed in a certain time, otherwise contractors can work on their own time and if busy, they are known to juggle a few jobs at the same time and your place gets left untouched for days.Everything as clear as possible results in less problems with your contractor later.
