I have never regretted having cash on hand, and you may need to readjust your living situation more than a more able-bodied investor.Buy a new multi-unit property in new location, possibly lease purchase, owner carry or other non-bank (i.e. flexible) situation, allowing you to keep the aforementioned emergency fund and still get into a new property.

Keep in mind that larger builders can go much lower (on cost) based on their volume and operational efficiencies.Price Per acre: research recent, local, raw land closings of similarly zoned land - same as comp. for SFR.Development costs: The infrastructure (Storm water, sanitary sewer, water, power and retention pond), curb/gutter, streets are extremely expensive.

Dynamic soil problems (clay on schist, etc.) have historically only been stabilized with expensive pylons or other mechanical methods, although advances in geo-textiles and other high tech engineered solutions are becoming more widely used and available.A problem purely related to a foundation, such as a cracked slab, can be identified and the remedy and its cost/risk estimated fairly closely and kept within budget.Many years ago I sued (and won) a large tract home builder and their grading engineering firm.

., or if you want to borrow on it, you have more than one unit that can be used etc.You might want to get some pics of buildings you like to show the builder, that way you are both on the same page.Make sure when talking to a builder you ask for addresses of projects they have built, (you can look at them on Google Earth if they're not local), a list of references (and check them!
