@Anand Narayanan  I'm a small time NPN investor, in my experience finding good notes to buy is one of the biggest challenges in this space. 

Recently, I closed a similar transaction and on that transaction the private money lender was not comfortable with just a mortgage, so he required three personal guarantees as well. 

We are doing our first private money deal so we can pay cash for a property up front, renovate and then apply for a conventional mortgage in our names and pay our investors back.
