If what you believe is true about the house being in good condition (which you should definitely follow up on by getting a home inspection) than my question would be how do you plan on adding value??

Second option would be to extend your escrow by 15 days, because I believe that a month to month tenant is required to be given 60 days notice in CA not 45 at that point if they still occupy the property you have a couple options, extend escrow while the seller goes through with an eviction or walk away and find something else.

You should consult with your landlord/tenant attorney, but I do not believe the tenant is responsible.

@Jason DiClemente I don't believe there are any prepayment penalties, but I haven't heard of anyone getting a 30yr loan on 4 SFH's.

@Justin Cohen I'm not a lawyer, but if the loan is in your personal name, and the title is in an LLC, I dont believe your personal assets will be protected if things go bad.

If you believe the tenant is doing the first thing (tampering with the panel/meter), that's a serious fire and safety hazard and you should immediately go inspect the panel and meter at your property to make sure neither appear tampered with.
