You need to know if there is an inherently dangerous situation like bare wires or broken windows or even a bad water leak. 

I barely have the time after I get off work with the stuff between my two boys, my wife, still trying to get this machine up and running, etc.

Even assuming an aggressive 28% total expenses (no Management Fee) I can barely get it to break even after P+I, let alone return any meaningful Cash on Cash.  

So seeing how you don't know much about investing at this point I wouldn't recommend teaming up with someone who barely knows more.

If I don't get any kind of email or contact back in the next couple of days, I will post the notice to pay or quit on their door and go from there.I'm a little worried though because the leases that all the residents are under right now are barely filled out and full of loopholes, so I'm praying it doesn't end in a court battle.

Bare minimum, I pay off the CC and improvement loan before I do anything else. 

Despite much appreciation for the Austin area, she was only able to barely breakeven and ended up selling for what he thought it would (about $25k less than what it was listed for).  

First one had the income, but just barely, and since he worked for the schools as one of his jobs, the summer was going to be a problem.  

However two bedrooms were in the basement with ceilings barely over 6ft.

You can barely break even in any desirable destination.
