Even assuming an aggressive 28% total expenses (no Management Fee) I can barely get it to break even after P+I, let alone return any meaningful Cash on Cash.

If I don't get any kind of email or contact back in the next couple of days, I will post the notice to pay or quit on their door and go from there.I'm a little worried though because the leases that all the residents are under right now are barely filled out and full of loopholes, so I'm praying it doesn't end in a court battle.
