My wife and I are trying to determine if selling the property now is a good idea or bad idea.

I think knowing that helps you make the right decision.The less you have support something is usually a bad situation as well as managing your own units which seems to be common with SFH's. 

I felt bad for him because he can’t afford going above the last price I mentioned in a fair market value, but I really can’t let go of this property if I can’t find something of equal value and interest rate.

Anyone taken the course, was it good or bad, did he expect more money after the course to make things happen, most of all is the course effective?
