My personal interest is in finding Multi Family properties and I am intending to visit the USA in the next couple of months so as to develop further that knowledge.  

If you know where she is, have someone visit her.

It would make a nice Bed & Breakfast or a short stay for out of town guests visiting the schools.

She rents primarily to girls, has an ironclad rental agreement signed, takes a large security deposit and visits the building often.

When I first visited detroit after buying a couple of properties I ran into former investors everywhere and still do that lost all their houses to foreclosure.

To manage leads I have a call center with receptionists that are trained in REI, and they will answer all of my phone calls during business hours, determine if the property meets my criteria, determine if the seller motivated, book an appointment for me to call them or visit the property.

My wife probably visits 1 of my 30+ flips per year so she can say "no way would I live here". 

They have a college kid and some out of state relative visiting occasionally.
