Hello Bigger Pockets!

I've come across a situation I wanted to share and ask if anyone had any suggestions.  My Aunt owns a home she had for a while and she wants to move.  She has equity in the home but she still owes a mortgage.  Fortunately, the equity is pretty decent so she wants to sell.  She's willing to take cash for the equity if someone wants to take over the note.  She knows I flipped a houses so she asked me, but I never dealt with someone who had a mortgage.  All of my deals have been with sellers who are free and clear.

What would be the best approach to helping her accomplish her needs as wholesaling this deal?
