If you go this route, you may not need a property manager, especially if you are local and enjoy dealing with landlord/tenant issues.

So, I'm addressing a primary home with a different perspective.  

Home Depot and everyone else has solid core lvt that is snaplock, floating and rigid so no subfloor issues.

Hi @Steve Maginnis,  When I first asked my new PM said they don't typically send out the receipts/invoices to owners, so I didn't press the issue yet.

Another concern i have is the backyard has a BIG hill which is pretty dangerous to mow and could be a liability, however i could always include lawn care as part of the rent to avoid safety issues.

I'll be forwarding mail from the property address (which is the business address of the LLC) to a PO box in our home state.
