You submit the application for the loan on the tsp.gov website, then you have to print out a two page form, fill it out with your bank info (for direct deposit), have it notarized, and then fax it in (of course because it’s the government they only accept snail mail or faxes).

The person who created the LLC for me said that we would need to get a new lease signed by the tenant because the LLC is now the true landlord.

It’s also a form of “bundling”, the more business you do with one provider the more favorable the terms should be.

Shirley and Mastic have not been for me, if it is for you, I would wait for the downturn and you can pick those up for $50K each.  

He is the person we learned how to do our lease options with and we use his forms which were created by his team of lawyers to be Dodd-Frank compliant.

We had to have surveys and abstracts for all four properties.

It is simply a form of sub leasing.

So glad you've already plugged into the Bigger Pockets podcast - that was a huge source of education for me when I first started.If you haven't already, I would recommend finding a real estate agent that you trust (you've already had a few chime in here with recommendations ;), and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)

Lesson learned for me.

This happened a while ago but I wanted to let people know how this turned out...My title company ended up handling most of it for me for a small fee.
