I found out that there is not any morgatge on the property and also the company (which is a trust) has a "warranty deed in lieu of foreclosure" all signed on the previous owner of the property.

The hazard insurance and home warranty (which I carried on ALL the props) cost DOUBLE than the other areas, so that cut into the NOI a bit.

There was a warranty on the first water heater, what happened with that?

Then some more seller paid items needed for closing - survey, home warranty and what have you.
