Hey Raghul,This is a classic debate every investor faces at some point.

Ive been looking into housing/duplexes among other things and was hoping to get someone more expiernced to give me some advice on what would we be a good route to take or if I should wait. 

I would advise your friend that having casual agreements with tenants is just asking for trouble.

Some of this might be do to seasonality (I don't have anything to compare to because I started marketing on FB about 9 months ago). 

Can provide more info as needed but partnership buyouts seem uncommon and there are a few moving parts here, any advice would be appreciated. 

These tenants were rented by the owner, I'm just managing the property more than 7 years ago.

Any tips or suggestions I should keep in mind?
