ultimately, everything above is right, every company has a niche, Safeco is usually pretty competitive and its worth it to take the time to get multiple quotes from both direct writers and independent agents.  

Whatever he decides I'm making real estate investing mandatory since housing is indeed a basic need and investing is now a basic financial survival tool.

This can ultimately cause you loads of time wasted having it vacant.

I would suggest that you think about what your ultimate goal is and if tax liens gets you to that goal.

IMO, someone who is highly leveraged won't survive the next downturn in the housing market just like in 2008.

I would ask yourself what your ultimate goal is...Is your ultimate goal to relax beach side somewhere or do you want $10,000 of passive income per month?
