The problems are 1) selling price for new construction are low 2) lots of supply of land to compete against you.I love land entitlement deals, but only in areas where land is scarce, rental vacancy are high, and SFR goes for at least $400k.

You can create very cool living spaces in finished basements BUT don't put bedrooms down there or you get into all kinds of restriction & regulations (by state of course so YMMV).

I was bad at tracking for runs to supply stores and banking so I figured this was a pretty realistic charge.I know there are apps that you can use for mileage,, my friend is a traveling nurse and uses that app on her phone,  so maybe someone else can give you more info on something like that
