rentometer is a good option for rental comps, also speaking to a local property manager may give you a good idea of typical rents. 

Stick to B/B+ in the south or midwest, generally speaking. 

This one is a much higher price point but I'm more comfortable because it's just down the street from me and actually has the same builder as my home, so I am very familiar with the structural condition and build quality. 

Thanks Aaron , I am curious though, are the buyers looking for a certain price point related to the quality of the house and are they appreciating like owner occupant houses

In that case, certainly get the seller to sort that out first or you could have a headache.The property management company that I like and trust never hold you to such obligations from the start, they operate with the highest quality of service and basically maintain that if you don't like them you don't need to work with them.

I cannot speak firsthand about insurance but I am questioning if the insurance companies, any of them, will insure this STR for a tenant the same as they would the landlord.
