Caveat here is that it is possible if you put down a large down payment.Some angles to consider here are properties with lots of bedrooms which you could rent out by the room, or larger lots that you could improve (ADU) and force appreciation on.

You can try to buy it, put up a privacy fence, if it’s condemned see if the city will order it torn down, see about having it boarded up, etc.

Commercial Appraiser NJ Hi @Adam EckhoffPersonally I would put 5% down on a 4plex and house hack that for a year. then use the remaining $$ you have to buy strictly a SFR preferable with a back house.
