I can't imagine I would go get numerous approvals for a loan every time I analyze a deal. 

Requires a tremendous amount of cash and you need the experience because there is a lot to manage with contractors, permits, etc.

There is a lot to unpack here, so I'll work on addressing topics one by one.Newbury home - you just refinanced this home 2 months ago, and I'm guessing you probably did this as a primary residence to get the best interest rate. 

I admit that since I’m just getting started, I don’t want to get overwhelmed by numerous tenants.

To me it seems weird to do that as I am just starting out and learning, so I would be worried I do not have a lot to offer for others (other than a group to gather to).

@Giovanni Dragani I used to be hard on Cleveland, but in my old age I have learned to accept and adore the city...no, really, Cleveland has a lot to offer...is it Columbus...no...no its not even in the same category, but alas, you can find deals and get rich from rental properties in the city.

As a landlord, my responsibility is to respond to tenants complaints and to fix things as soon as possible, which I'm doing, however the leak was there for a while and was not reported to me timely and now I have mold that will likely cost me a lot to remediate + tenant claiming a rent relief. 

You’ve all given me a lot to think about and some solid advice for moving forward.
