Also, all carpet was removed inside (tile in kitchen still looks good).Garage was converted and the conversion looks to have been well done.I estimate that it would need all new flooring.

here are the details.I just bought a house 3 streets away for $75k. i had to put only 6k in that house and rented it for $1,150.So, this new one is a SFR, asking price of 80k, which is overpriced when you take into account how many upgrades it needs....which are:Windows $6,500House Roof $4,800Waterproofing $3,000 (might not have to do it)Driveway repair $2,800Garage Roof $2,250Plumbing $1,500Furnace &AC $1,500Garage Door $1,350glass block basement windows$1,000Water heater $700Replaceelectrical riser$650Repair garage trim$575Garage Opener $350So, give or take, it would cost me around 25k (and my track record shows i go over my estimates :oops: ) in the next few yrs.

here's the update:purchased the house at the end of August for 63 and started working on it.replaced:10 windows, gutters, garage door, 6 basement windows, interior and exterior doors, carpet, kitchen, bath had to be gutted, basement sink, kitchen flooring (vinyl), new plumbingspent around $16.5 to fix it up. the house looks gorgeous, but i am having trouble renting it. i have been showing it since the start of November, had a few applications, but no tenants yet.

That said, many are happy with 1.5% or better so 2.7% is not only a no-brainer, it is a screamer of a deal if those numbers really are as you say.AS Mitch stated, $30k only gets you a 2 car garage or a trailer home over here in CA.

HOA problems due to recession?

Termite infested balcony rails, severe wood rot in garage doors, etc.I'm thinking these maintenance problems at so many HOA's are due to the recession.
