I would personally have a backup plan in place if the notes are called or anything goes south with the Mortgage companies.Feel free to reach out if you want to talk.

Once you own here and a few years go buy, you'll feel incredibly blessed to have your own property both in terms of cash flow and appreciation.There is a saying of owning real estate here:  "It's the bay area retirement plan". 

Have a clear plan.

Enough for a downpayment on a small multi-unit.I think I understand I can roll this capital to a SDIRA, but for a buy and hold plan I won't get depreciation if property is held in SDIRA.

I will be setting my goals on Monday with my coach so I can come up with a plan and take another action step. 

I am not sure which REIA you are planning on attending, but I have been a part of several and while most are great, some can be full of sales.

For me, the case manager was able to 'warn' the recipients that they will end up losing their voucher if they are not planning to pay the unpaid balance in backup rent or if they get evicted.

Another thing to consider: My mom is planning on giving me this property as my inheritance but was considering just gifting it to me before she dies.

And at the end of the day, buying now with the plan to refinance and tap into natural and or forced equity in a few years is almost always a solid move.Those are my two cents on the market if you're on the fence.
