Would you caution new investors away from these types of markets?

My initial analysis suggests a conservative offer in the range of $3.2M to $3.35M could be justified, factoring in current market cap rates and the property's upside potential.I'd appreciate any insights on:1.

Purchase price: $200,000 Cash invested: $24,000 16 unit good bones building bought at an amazing price as an off market deal since it had many downsides but the downsides are just temporary.

If the market softens, you have a defined rent, but if it strengthens, you can't increase rents beyond what is defined in the term.As noted, NNN is a broad classification, so you need to read all leases to understand what is covered and what isn't.

Holdover tenancy is addressed by a significant rate increase for every day (I use 150% of market rent as that seems to be a reasonable enough number that a court would allow + costs associated with their refusal to leave) and I have wording that if I can't turn over the unit for any reason outside my control, I'm not liable.
