So I ran across this Jerry Norton video where he says part of the time you may be able to pay your EMD using your end buyer's EMD if you put in the contract a clause saying that you will pay your EMD at the end of your inspection period.

There's a lot to choose from and I know I need to really narrow down my market. 

I need to install cameras that record good sharp video at each exterior door of my triplex. 

I know 20 deals a year may be a lot to some people but I still am not confident that I should still be in the same place after my second year of sourcing off-market deals with how much hard work I am putting in to get these deals. 

One day i was watching Youtube videos on how to invest in low income properties( Lisa Phillips) and that is how I found out about Bigger Pockets.

You'd be surprised how many people scour the classifieds for work on a daily basis just to put a few dollars in their pocket.Offer $20 for someone to take pictures and do a video walkthrough.
