Sometimes you can even tell the inspector to cut it short if you notice something right away and they’ll discount some of the costs.

Cash on Cash, etc... and can you get the deal together (down, financing, closing costs, etc..) to buy it.Don't buy on emotion, buy on the numbers you want to get.If the Seller agrees to your numbers, it's best to go through it with a commercial multi-family property inspector.

Also recently I was having a conversation with a property inspector in Jacksonville who said that PM's just aren't interested in these types of houses as they don't earn them much money, which I can see, and this sent up yet more red flags.

There are usually city weed liens and sometimes it can take months for the inspector to deliver them to the courthouse and get them attached to the property.
