@Adam Roberts In respect to rents (rental properties), I'm not sure; given that rental properties would likely have DP (dwelling property) coverage for non-owner occupants; which is not home owners insurance.

@Adam Roberts - I have been working with an agent who specializes in short sales and the 70k was actually above the "list" price.

forgot to mention broker,check out Adam Robinson, say that Sarah from England rec him, in terms of lenders, check in with a guy called Tommy sorrentino and local banks I would approach, Gateway, Insignia and Regions....good luck Sarasota in my mind is a great place to invest, just wish I could find more deals....incidentally I live in UK and even manage my portfolio from here, the property managers suck, stay clear of stringer and Jeanette, it can be quite hard doing busness in Florida just keep on their backs....good luck...hopefully out there in may for a couple of months over seeing my new project
